Homeowners and first-time buyers are being warned not to be dazzled by knockdown headline mortgage rates because rising fees will leave an unexpected dent in their finances.
While fixed-deal mortgages have plunged to their lowest-ever rates, banks are sneakily recouping their profit by increasing mortgage arrangement fees.
The average fee has increased by 17 per cent in the past year from £879 to £1,030, research by Moneyfacts shows.
