What would be the price of a smallish, three-bedroom period house and garden within walking distance of Richmond Park, sited in the congenial streets of Ham not far from the River Thames? About £800,000 to £1million, you might think. Or how about £425,000?
There's a catch, obviously, as strictly speaking, the Royal Oak, a blameless Victorian boozer, isn't actually a residence at all, although it does have a three-bedroom flat upstairs.

It is up for sale with www.agg.uk.com, which specialises in selling pubs, for existing or alternative use. Richmond planners would take some persuading to allow the Royal Oak to be turned into a complete, single home - though it may be worth a shot - but they are going to have to consider alternative uses.
