Pity the poor seller this summer. He has been trying to find a buyer while first the football, now Wimbledon and next the Olympics and Paralympics all rage in the background. What’s more, the first hint of sunshine will see prospective buyers drop all their floor plans and pick up a glass of Pimm’s instead.

Coupled to this is the downturn. Outside of London, there are more homes for sale than buyers who want them. According to the agency Housetrack, on average a property takes more than nine weeks to find a buyer, and brings in just 93 per cent of its asking price.
So how can you make your house so sexy that people will snap it up anyway?
