Litigation experts Clare Rant and Danny Revitt plus conveyancing specialist Eve Lake from Irwin Mitchell answer readers’ queries on property ownership, concerns over chancel repair liability and landlords’ obligations.

There is a small piece of land at the rear of our house which hasn’t been used for many years. I would like to contact the owner, to ask if they would be prepared to sell the land to me. Keith, Kent

Ownership of land falls into two categories – registered and unregistered land. Registered land means that proof of ownership has been recorded by an entry on the Land Registry’s title register .
