No-one wants to kick people out of their homes. But there are times when landlords want to sell their properties and, often, that means serving notice on tenants who consider that home their castle.
When For Sale signs go up, even the most trouble-free of tenants can turn defensive and do everything in their power to obstruct the process. No surprise then that selling a property with a sitting tenant can be complicated, costly and time consuming.
The process isn’t always fraught with difficulties – selling to someone who intends honouring the existing tenancy agreement is often easier and sometimes tenants who are happy, or at least resigned, to moving on help make the process run like clockwork.
But even in the most straightforward of cases, selling a property with sitting tenants is far from easy.
The most conventional option is to sell the property privately through an estate agent. Most buyers will demand vacant possession before they start thinking about purchasing a property and even if your tenants are helpful, they will be entitled to at least two months notice – hardly the ideal scenario for a quick sale.
