IF the HS2 rail link from London to Birmingham is going to revive the depressed property market in the West Midlands then it’s going to need to be built sooner than the current estimate of 2026.

While the East Midlands has fared slightly better, the west – which includes Birmingham, Coventry, Sutton Coldfield, West Bromwich, Solihull, Wolverhampton and the like – has continued to struggle.

The high-speed rail link promises to cut 35 minutes off the Birmingham to London journey and there’s even talk of it leading to a bridge of the great north/south divide. A reminder of the midlands/south divide comes with the release of the latest survey of its members by the Royal Institue of Chartered Surveyors. The highest number of members reporting a price fall in the last three months were in the West Midlands – London members, not surprisingly, reporting the biggest increase. Though it’s interesting to see that even some East Midlands surveyors saw some price rises over the last three months.
