Modest house price growth recorded in March

House prices rose for the third time in four months in March, the latest Nationwide House Price Index shows.

Prices rose by 0.5 per cent in the third month of the year, taking the average UK property price to £164,751 from £161,183 in February.

As such, values are now 0.1 per cent higher than they were a year ago. This contrasts with last month, when the annual change was negative.

According to Robert Gardner, Nationwide's chief economist, the UK property market is likely to remain flat for the rest of the year.

This will reflect the wider economic picture, with growth expected to be subdued in the months ahead.

"With the economic recovery expected to remain sluggish, the most likely outcome is that the property market will follow suit, with low transaction levels and prices moving sideways or modestly lower through 2011," he commented.
