You’re looking to buy your first home. If you tell people this, many will pull long faces, say you are about to experience horrendous levels of stress, and commiserate. Try to ignore them. Buying a house or flat can be lengthy and traumatic, but it need not be.

It can be empowering and exciting. This series will walk first-time buyers through the house buying and mortgage maze, as well as offer tips for those moving on to their second home – plus a little advice for parents who will be providing help with a deposit.

Let’s start with some good news. As a first-time buyer, you are at a huge advantage. You have nothing to sell. You are, in the parlance, “chain-free”, meaning that once you have made up your mind, that’s it. You don’t have to wait for three other people to hum .....

79pc of first-time buyers opted for fixed-rate mortgages in 2011-12; an increase of 15pc on 2010-11.

Tracker deals represented 15pc of new mortgage sales in 2011-12 versus 26pc in the previous year.
